Who We Are

Since 2004, Mollenhour Gross Real Estate has been developing, acquiring, and managing real estate in East Tennessee. Founded by entrepreneurs who have built and operated manufacturing, distribution, and service businesses, we understand the challenges that our clients face. We know what it means to be a tenant, to make payroll, to be constrained in congested space, to need more employee parking, to be a buyer, and to be a seller. Those personal experiences help us serve you and our other clients better.

One of our team's guiding principles is to "treat others as we would wish to be treated if roles were reversed". Acquisition

We often close fast and decisively, making us a great fit for sellers who value speed, simplicity, and certainty. Additionally, we align well with business owners who want to take some money off the table by selling their business facility or office, but who need to maintain continued occupancy via a sale-leaseback (oftentimes for months or even years). We’re eager to explore those types of creative deals.

Management

We think of our tenants as our customers, and we strive to treat them how we’d expect to be treated if roles were reversed. Based on our own experiences as business owners and tenants, we understand what it means to be a responsive and supportive landlord.

Development

We develop first-class properties, leading the process from initial land acquisition, through design, permitting, and construction. We are grateful to every tradesperson, design professional, public official, and community stakeholder who makes these projects possible.

In addition to industrial, office, and retail properties, we have purchased raw land, railroad sidings, former public utility sites, gravel parking lots, dilapidated buildings, farm land, billboards, partially developed subdivisions, river frontage, and many other unusual assets.
